There’s something quiet and magical that happens when you step into a garden by the sea. It’s not just the scent of rosemary drifting through the air or the way the olive trees catch the light. It’s the feeling that time slows down just a little. That this—the breeze, the view, the stillness—is what you’ve been searching for.

And yet, when people talk about Saranda apartments for sale or dream of a beachfront property in Ksamil, they often forget one simple thing: the garden matters.

A lot more than you think.

More Than Just Pretty

Let me be honest: in the real estate world, especially here on the Albanian Riviera, people are usually focused on the view (understandably), the size of the balcony, the number of bathrooms. All valid. But the outdoor space? That’s where the soul of the home lives.

Last week, I showed a client a luxury villa in Saranda with the most peaceful garden I’ve seen in months. It wasn’t massive. But it had mature lemon trees, a little handmade stone path, and this one chair positioned perfectly for sunsets. The client just stood there in silence, soaking it in. I didn’t say a word either. Moments like that remind me why I love this job.

You can see the property I’m talking about here if you’re curious:

It’s not just about aesthetics. A well-thought-out garden increases property value, makes it easier to rent out (especially short-term), and gives your coastal home a sense of calm and identity that’s hard to replicate.

What Grows Here—and What Thrives

Southern Albania has a climate that’s generous to gardeners. Long, dry summers. Mild winters. And just enough rainfall to keep things green if you choose the right plants.

Here’s what I personally recommend planting if you’re lucky enough to have outdoor space in Ksamil, Saranda, or even further down the coast in Borsh:

Olive trees. Of course. They’re practically part of our DNA here. Symbolic, resilient, and surprisingly easy to maintain.

Lavender and rosemary. Not only do they thrive here, but they smell amazing. I once had a guest ask if I was using expensive French diffuser oils—it was just my rosemary hedge in bloom.

Citrus. Lemons, oranges, even mandarins. Just imagine plucking a lemon for your iced tea on a summer afternoon. You can actually grow them in pots too, so even seaview apartmentswith a big terrace can enjoy that citrus magic.

Bougainvillea. If your balcony or garden has sun—and most do—this is your showstopper. Bright pink or deep purple blooms that seem to dance in the wind.

If you’re more of a hands-off type, succulents and native herbs like sage and thyme do well, too. And they smell like summer in Albania.

A Bit of Shade and a Lot of Charm

In older homes here, especially the traditional stone villas up in the hills behind Saranda, you’ll often see a small pergola covered in grapevines. My grandfather used to nap under one after lunch, swearing the sound of the leaves rustling in the breeze was the best lullaby. I didn’t believe him until I tried it myself. He was right.

These touches—shady corners, hammocks, a little outdoor sink for washing veggies—don’t just make a garden beautiful. They make it yours. They bring in Albanian culture, even if the property is brand new.

You Don’t Need a Massive Yard

Let’s be clear: you don’t need a huge villa to enjoy a garden here. Even smaller affordable propertiesin Saranda often come with balconies or shared courtyard spaces that you can turn into your own little sanctuary.

Take a look at the White Residence project, for example. These aren’t sprawling villas, but the design includes thoughtful outdoor areas. And the location? Just steps from the sea.

Throw in a few potted herbs, a small table, and boom—you’ve got your own Mediterranean escape.

And if you’re going for something more private, Borsh is a dream. One of our favorite listings there has garden space and a pool. But the best part? The garden faces the sea, with nothing but greenery and sky in front of you. You can see it here:
