If you’ve been looking at beachfront property along the Albanian Riviera, you’ve probably seen listings with phrases like “first line to the sea” or “seafront apartments” tossed around. But let me tell you, those terms can be a bit misleading if you’re not familiar with the area. You see, being on the “first line” in Albania isn’t always as straightforward as it sounds.

When you hear “first line to the sea” in Albania, it’s often used to describe properties that are right next to the beach, but the reality can vary depending on the specific region, the terrain, and even the layout of the land. So, what does it really mean when someone calls a property “first line”? Let’s dig into it, and I’ll share some of my personal experiences along the way.

The Real Meaning of ‘First Line’ on the Albanian Riviera

First off, let’s set the scene. Picture this: the sparkling Ionian Sea stretching out in front of you, a slight breeze in the air, the sun setting over the hills. Sounds like paradise, right? But here’s the thing – while many properties are listed as “first line” in coastal towns like Saranda, Ksamil, or even further down in Borsh, the reality of what’s considered “first line” can be a bit different from other Mediterranean countries.

In many places on the Albanian Riviera, especially around Saranda and Ksamil, the coast is often rocky or uneven. So, when a listing says “first line to the sea,” it may mean that the property has a direct view of the sea—or is just a short walk to the water—rather than literally being right on the sand. I’ve seen a few properties, for instance, that are perched on a cliff but boast stunning panoramic sea views. Technically, they’re on the “first line,” but you won’t be walking directly from your balcony onto the beach (though you might be able to enjoy those views while sipping your coffee in the morning).

Take a look at this beautiful apartment in Saranda, for example. It’s located in a prime area with amazing sea views, and while it’s not literally on the sand, it still offers that sense of tranquility that comes with living near the sea. Perfect for those who want a peaceful escape but don’t mind a few steps before dipping their toes in the water. Check it out here.

What to Look for When Searching for a True Beachfront Property

If you’re searching for true beachfront property, there are a few things to keep in mind. First, check the access. Some properties might be listed as first line, but there could be a busy road or other buildings in between you and the sea. If you’re serious about a seaview apartment or a beachfront villa, you need to pay attention to the land layout and see if there’s a direct, unobstructed path to the beach.

I can’t tell you how many times I’ve had clients ask about a beachfront villa in Ksamil, only to realize that the “beachfront” property is actually a few steps away from the sand, with a small road separating the two. That’s not necessarily a deal-breaker, but it’s important to know what you’re getting into.

Now, for those of you looking for that true beachfront experience, you’ll find some incredible options here on the Albanian Riviera. One of my favorite listings right now is this luxury duplex in Ksamil, which is part of a new building with a pool and is just a stone’s throw from the beach. Imagine enjoying a sunset swim in your pool and then heading over to the beach in just a few minutes—sounds dreamy, right? You can find all the details about it here.

The Charm of the First Line: Is It Always Worth It?

I’ll be honest with you—living on the first line can be a dream, but it’s not for everyone. Sure, the view is incredible, and you’re close to all the action, but beachfront properties often come with their own set of challenges. For one, the maintenance can be more demanding. Saltwater, wind, and sun can be tough on buildings, and you might find yourself spending more on upkeep than you would with a property just a little bit further inland.

Also, don’t forget the cost. Beachfront properties, especially those with great access, tend to be on the pricier side. But trust me, when you get that perfect spot with the sea right at your doorstep, the investment can be totally worth it.

By the way, one thing I always recommend to clients is checking out not just the property but also the neighborhood. In Ksamil, for example, it’s easy to get distracted by all the beauty and forget about what the area is like during the off-season. While summer is packed with tourists, the winter months are much quieter. If you’re buying a property as a second home or investment, you need to be aware of how the area changes throughout the year.
