Others? They sit there. For months. Even years sometimes. Same photos. Same price. Same promise of “breathtaking sea view”—yet still no buyer.


 

I get asked about this all the time. Clients wonder what the secret is. Why do some homes fly off the market before the ink on the listing is even dry, while others collect digital dust?


 

Well… let me tell you.


 

Because after years of working in this beautiful corner of the world—through summer highs, off-season lulls, and every possible type of buyer—I’ve seen the pattern. And it’s not just about price or square meters.


 

It’s about story. About feel. About timing, too. But let’s break it down.


 


 

The “Wow” Factor You Can’t Fake


 

Last week, I showed a client a stunning seaview apartment just outside Ksamil. Modern finish, great layout, and that light—oh my God, the light. As soon as we stepped onto the balcony, she looked at me and said, “This is it.” That reaction? That’s the magic.


 

It’s not always something you can see in photos. Sometimes it’s the way the sunlight hits the tiles at 10 a.m. Or how you can hear the soft echo of the Ionian Sea from the bedroom window. Or maybe it’s just knowing you’re a 3-minute walk from that small taverna near Borsh beach—the one without a sign, but the best grilled octopus I’ve ever had.


 

Those things? You won’t find them in a spreadsheet.


 

But buyers feel them.


 


 

The Properties That Sell Themselves


 

Here’s a little secret from the inside: the homes that sell in 24 hours? They usually hit these three marks:

1. They’re move-in ready – Clean, furnished, freshly painted. You’d be shocked how many buyers walk away because the curtains were dusty or the lighting felt too cold.

2. They’re in that sweet spot between beach access and convenience – Think beachfront property with a minimarket nearby. Or seaview apartments with secure parking (a bigdeal in Saranda, especially in August).

3. They’re priced right – Not just based on square meters, but based on value. Is the balcony big enough for dinners? Is there a second bathroom? Can you rent it out in the summer for €120/night? These things matter more than a shiny kitchen.


 

We recently listed a 2-bedroom unit in White Residence—arguably one of the most in-demand areas along the Saranda promenade. Clean lines, sea breeze, and walking distance to coffee shops where the baristas know your name after a week. It sold before we even uploaded all the photos. And Then There Are… the Others


 

You know the type. Half-finished projects. Weird floor plans. A “sea view” that actually means craning your neck from the balcony and squinting between two buildings. Sometimes they’ve been on the market since pre-pandemic.


 

I don’t like speaking poorly about anyone’s home—but let’s be real. Not every listing is a gem.


 

The truth is, some properties just don’t feel like Saranda. They could be anywhere. And in a place like this—with its olive trees, ancient ruins, and sunsets that feel like slow-moving miracles—that matters.


 


 

Timing and Tourist Seasons


 

Here’s a little thing most outsiders don’t realize: timing is everything.


 

List a property in June and you might get ten serious buyers before you’ve finished your coffee. List it in November? Crickets.


 

But also… sometimes that winter buyer is the one. Quiet, focused, and ready to act. They’re not here for beach bars—they’re looking for a long-term affordable property on the Albanian Riviera. Maybe they’ve already spent a summer in Himara. Maybe they fell in love with the clear water in Ksamil. Either way, they’re not just browsing.


 

One of my favorite sales happened on a rainy February afternoon. No tourists. Just me, a retired French couple, and a cozy apartment tucked near the Lekursi Castle road. The view? Misty, but still magic. They bought it on the spot.
