Ah, the Ionian. This is where you find the showstoppers—the kind of views that stop you mid-step. Ever driven down the Llogara Pass toward Dhermi? That moment when the mountains open up, and you see the Ionian stretching endlessly below? No matter how many times I make that drive, it gets me every time.  


 

The Ionian coast is home to some of the most stunning beachfront properties in Albania, especially in Saranda, Ksamil, and Borsh. These places feel like something out of a postcard, but they’re real—and people are actually lucky enough to live here.  


 

Just last week, I showed a couple a penthouse in Ksamil ( this one, actually ), and their faces said it all. The view? Unreal. The sea? That deep, shimmering blue that the Ionian is famous for. They kept saying, “This feels like Greece but without the price tag.” (They’re not wrong.)  


 

Another thing about the Ionian—it’s deeper, cooler, and perfect for those crystal-clear waters you see in Ksamil and Saranda. The beaches tend to be smaller, often tucked between rocky cliffs. And if you know where to go, you’ll find little hidden spots where it’s just you and the sound of the waves. (There’s a tiny cove near Lukova that I never share on Instagram—some places are just meant to be discovered in person.)  


 

Living by the Ionian:

While the Ionian feels dramatic, the Adriatic is all about calm. Places like Velipoja and Shengjin are family-friendly, with wide beaches that stretch for miles. And in the south, Vlora is where the two seas meet—literally. There’s a spot at Uji i Ftohtë where you can see the colors of the water change, shifting from the deeper Ionian blue to the lighter Adriatic hues. 


 

One thing I love about the Adriatic side? The sunsets. They hit differently here—big, golden, and slow, like the entire sky is on fire. If you’ve ever had dinner at one of the beachfront restaurants in Vlora while the sun melts into the sea, you know exactly what I mean. 


 

Living by the Adriatic: 

More affordable options compared to the Ionian, especially in places like Shengjin. 

Perfect for families and those who prefer long beach days over hidden rocky coves. 

Growing tourism means there’s solid potential for rental investments. 


 

 


 

So, Which One is Better? 


 

Honestly? You can’t go wrong with either. But if you’re looking for a home or investment, the Ionian side is where the best opportunities are right now. Saranda’s market is booming, Ksamil is only getting hotter, and even Borsh—once a quiet secret—is seeing more interest. 


 

If you’re considering buying, now is the time. I’ve seen prices rise steadily over the past few years, and they’re not slowing down. If you want something high-end, this seaview penthouse in Ksamil is a rare find. Or, if you’re looking for something more budget-friendly but still near the water, this new development in Saranda is worth checking out. 


 

And if you’re thinking bigger—like a boutique hotel or Airbnb business— this hotel in Ksamil could be an incredible investment. The potential here is massive.
