I mean, last week I showed a client a stunning villa in Ksamil and their jaw literally dropped when they stepped onto the terrace. They just stood there, speechless, looking out at the Ionian Sea.
But here’s the thing I’ve been thinking about more and more: there’s so much more to the Albanian Riviera than just Saranda and Ksamil.
There are little towns, quiet villages, and breathtaking plots of land that most international buyers haven’t even heard of—yet. That’s where the real opportunity is right now.

Borsh: Big beaches, small prices
Borsh is one of those places that gives you that “how does this still exist?” kind of feeling.
It’s peaceful. Untouched. Local.
And the beach? It’s the longest on the Riviera—7 kilometers of soft pebbles and clear blue water. You can walk for 20 minutes and not see a single tourist in peak season. I’m serious.
Last summer, I spent an afternoon at the tiny taverna right by the beach—the one with the green chairs and homemade raki that’ll knock your socks off—chatting with a local fisherman. We talked about how Borsh has changed in the last five years. Slowly, quietly, but beautifully.
The good news? Prices here are still incredibly reasonable. You can get affordable properties with sea views, big terraces, and even space for a garden or pool.

Ever walked through old Qeparo village? If you haven’t, do it next time you’re down here. The stone houses, narrow cobbled paths, and the smell of wild herbs in the air—it feels like stepping back in time.
What makes Qeparo so special is the contrast. You’ve got the ancient upper village with its traditional architecture, and then you’ve got the newer, coastal part that’s waking up to tourism. But it hasn’t gone full-on commercial yet, and that’s a blessing.
Some of the seaview apartments here are still under €100,000, which blows my mind. You can literally sit on your balcony, coffee in hand, watching the fishing boats come in.
We don’t have any listings there yet, but I always keep an eye out for opportunities. And I always encourage curious buyers to take a drive through Qeparo and feel it for themselves. You’ll know if it’s your kind of place.

Lukova: The wild card
Lukova is… different. In the best way.
It’s perched on a hillside, and the sea views are next level. You’re not directly on the beach, but that elevation gives you something special—a panorama that stretches across the entire coast. And at night? The lights from Corfu sparkle across the water. Pure magic.
Not a lot of people talk about Lukova yet. Which, again, is part of the appeal. Land is still available here at a good price, and there’s real potential for boutique villas or guesthouses.
It’s also where I like to stop for figs in the summer—there’s this old man who sells them from a wooden cart, just before the main bend in the road. His figs are the best I’ve ever tasted. Hands down.
If you’re someone who loves peace, privacy, and waking up to uninterrupted nature, keep your eye on Lukova.

Why I think now’s the time
I’m not trying to rush you—buying property is a big decision. But I will say this: we’re at a tipping point.
The Albanian Riviera is still relatively undiscovered, at least compared to places like Greece, Italy, or Spain. But that’s changing fast. Roads are being improved, new hotels are popping up, and yes, more foreigners are moving in.
Which means these “hidden gems” won’t stay hidden for long.
