Let me be honest: I used to overlook parking when I listed new properties. I’d focus on the views, the finishes, the proximity to the sea. But more and more, I’ve noticed that the listings with included parking—not just shared space, but actual assigned or private spots—get way more attention.


 

It’s not just convenience. It’s added value. For example, this 2-bedroom seaview apartment in central Saranda doesn’t just offer a postcard-perfect view of the Ionian. It also includes private parking. That might not sound like a big deal until you’ve spent half your holiday trying to park uphill in the heat.


 

Investors see it too. If you plan to rent out your apartment, especially to international guests who might rent a car, a secure parking spot makes your property stand out in a crowded market. It’s one less headache for your guests—and that means better reviews, more bookings.


 


 

A Quick Detour: Borsh and the Hidden Taverna


 

Before I get back to parking (I will, promise), can I tell you about a little gem in Borsh?


 

There’s a tiny family-run taverna just a short walk from Borsh beach, kind of hidden behind a row of olive trees. No signs, just locals. I always stop there when showing property in the area. It’s the perfect place to let clients soak in the vibe of the Riviera over a plate of grilled fish and homemade raki. If you’re lucky, the owner might sing. Not kidding.

Another trend I’m seeing? Multi-story buildings with ground-floor garages or underground parking. Smart developers are catching on. In fact, one of the most exciting listings we have right now is this 4-story building with sea views and a full garage. It’s not just a great investment opportunity—it’s also a rare find with ample, secure parking.


 

And let’s be real: when you’re buying in a hilly coastal town, the last thing you want is to carry your shopping uphill because you had to park two blocks away. Garages solve that.
